1. Choose a real estate agent/Broker. Discuss agency, lead based paint, sellers disclosures, and inspections
2. Get pre-qualified for a mortgage. Discuss mortgage programs best suited for you.
3. Determine your needs. Discuss price, size, bedrooms, bathrooms, and other particulars.
4. Choose location and schools.
5. Start searching for homes with your agent. Have your agent give you a list of homes from the MLS. Go out with your agent to view the inside and outside of the homes.
6. Choose the home that fits YOU.
7. Make an offer to purchase. Have your earnest money deposit ready. Get the offer accepted before celebrating. Get a copy of the signed accepted offer in writing.
8. Get the home inspected by a licensed inspector. Call and compare prices. Then schedule the inspection with the inspector and your agent. Remove the contingency regarding the inspections.
9. Make application with a mortgage company. Take you purchase agreement and all other documents required by the mortgage company.
10. Stay in touch with your Lender throughout the process. Call your lender at least twice a week to see if they need any additional documents.
11. Get the approval in writing from your mortgage company. Then remove the contingency regarding financing.
12. Schedule the closing with your agent. Bring a cashier/certified funds and insurance policy.
13. Close on property and take possession. Get the keys and make sure the utilities are in your name the day of closing.
