5. Let your agent help you determine a price for your home so that you do not overprice your home.

6. Discuss the expectations you have of your agent.

7. Discuss marketing with your agent.

8. Sign the listing contract and other forms. Ask your agent to discuss all disclosures required by law.

9. Prepare your home for sale. Let your agent make some suggestions on what may need to be done prior to showing.

10. Keep in mind price, condition, location, and marketing will be the determining factor of how fast your home will sell.

11. Start showing the home as soon as possible. Begin showings within 48 hours from listing the property.

12. Make it convenient for agents to have access to showing your home.

13. Make sure home is prepared for showings before leaving for work or an appointment.

14. Do not be present at showings.

15. If you get an offer (even if it is a low offer) try very hard not to get too upset, because the buyer has a totally different objective than the seller. Simply counter the offer back.

16. Once the contract is accepted, be prepared for the buyers' inspection. If you find the report unfavorable, negotiate with the buyer. Also ask your agent for advice. Their experience and expertise will help you make the right decision.

17. Make sure all contingencies regarding the property (financing and other contingencies) are removed by the date on the contract in writing.

18. Have your agent schedule the closing, order a title search, payoff, and other documents needed for closing.

19. Close the transaction and discuss possession and utilities.

20. Give keys at possession.
